Undocumented homes: what to know before you buy one

An undocumented home looks cheap, and often is — but the risk transfers entirely to the buyer. More than 500,000 residential units in Azerbaijan have no title extract.

Housing-cooperative (MTK) flats

Roughly 50,000–55,000 MTK flats **can be documented immediately**.

Ask for **the title extract plus Form 1**. If those do not exist: the cooperative's general-assembly decision and a financial document showing the share is fully paid.

Without those, walk away.
