Bait listings
A listing priced **far below** the market is often not a real home. The point is to make you call, after which 'that one sold, but I have another'.
Protection: if a price is well under the district median, ask for the **documented reason**. No reason, no property.
Deposits outside the notary
'Leave a deposit now, we will go to the notary later' is the most repeated way money is lost here.
Protection: a deposit is formalised **only at the notary**. No exceptions.
One flat, several buyers
Occurs with undocumented and housing-cooperative flats: the same unit is sold to several people.
Protection: demand the title extract and Form 1, and verify the extract electronically in the state registry.
Paid 'mortgage helpers'
Mortgage applications are **free** through e-gov. Rings charging for this have been prosecuted — one case had 78 victims and 1.49 million AZN.
Protection: submit the application yourself on e-gov.
